What do I still manage?

How is this different from full Airbnb management?

Full management takes over everything, including the physical operation, and typically charges 15–25% or more. We manage the systems and revenue behind your property for a much lower fee, and you keep the hosting.

How much does it cost?

6% of gross booking revenue. There are no hidden extras in the standard service. Any additional terms will be confirmed in writing before you start.

Do I keep control of my property?

Yes. You decide how your property is run, who stays, when it's available and how guests are looked after. We advise and manage the commercial setup — you stay in control.

Can you manage an existing Airbnb listing?

Yes. In most cases we work with your existing listing rather than starting again, so you keep your reviews and history.

Can you manage Booking.com too?

Yes. Booking.com, Vrbo and other channels are managed alongside Airbnb from one central calendar.

Can I still communicate with guests?

Yes — guest communication stays with you. We can set up message automation to save you time, but the relationship remains yours.

Can I use my existing cleaner?

Absolutely. We don't supply or supervise cleaners; your existing arrangements stay exactly as they are.

How does dynamic pricing work?

Rates are reviewed continuously against booking pace, seasonality, local events, lead time and market conditions, then adjusted within limits you're comfortable with.

What reporting will I receive?

A monthly performance report covering revenue, occupancy, ADR, bookings and booking pace, plus what we changed and what we're doing next. Your owner portal shows the live picture in between.

How long does onboarding take?

Do I need to change my existing setup?
